Banyan Tree Group (Laguna Phuket): a developer review

Banyan Tree Group is a Singapore-listed company and the creator of Phuket’s largest resort, Laguna Phuket. It offers the island’s widest range of branded residences with ready hotel management. Laguna is not a separate developer but the flagship project and brand of the same group.

In short
  • Banyan Tree Group is public (Singapore exchange) with 35+ years of experience; it develops the Laguna Phuket resort (via Laguna Resorts & Hotels PLC).
  • Multi-brand: Laguna, Angsana, Garrya, SkyPark, Bellaguna, Laguna Lakelands — under one corporate guarantee and hotel service.
  • Ready rental management and ~78% peak occupancy; stated yields of 6–9% for condos and up to 10–15% for premium villas.

Who they are

Banyan began as the Banyan Tree hotel brand and grew into an international group with hotels and residences across Asia. Its development arm (Banyan Group Residences) builds under several brands — each for a different budget and lifestyle: flagship luxury Banyan Tree, resort-style Angsana, wellness-minimalist Garrya, sky-park high-rises SkyPark, and lakeside Bellaguna and Laguna Lakelands.

The key difference from local developers is a ready hotel operating machine: rental management, service and the owners’ Sanctuary Club come bundled in.

What Laguna Phuket is

Laguna Phuket is the island’s first and largest integrated resort on the Bang Tao coast, over 1,000 rai: 6 hotels, an 18-hole championship golf course, spas and Laguna Wellness by BDMS, restaurants, the Canal Village retail hub, and a lake system around which the residences are built.

The newest milestone is Laguna Lakelands: a ~USD 2bn international community announced by the group — the island’s largest cluster of lakeside residences (over 1 million m², seven linked lakes).

Why it’s a strong investment

  • A public company with 35+ years of history and an international brand.
  • In-house management and rental infrastructure — rare among Phuket developers.
  • Proven ~78% peak-season occupancy; yields of 6–9% for condos, up to 10–15% for premium villas.
  • Bang Tao / Cherngtalay is the island’s most developed, liquid area (beach, international schools, Boat Avenue, Porto de Phuket).

Yes, that is the key advantage: the in-house hotel infrastructure takes the property under management, and owners get access to the Sanctuary Club.

What yields do Laguna properties deliver?

Under professional management the stated figures are 6–9% for condominiums and up to 10–15% for premium villas, helped by high (~78%) seasonal occupancy. We run an exact calculation per project.
