Anchan Sunscape is the most affordable of Pearl Island Property's new estates (Anchan Villas, since 2007): 129 single-storey villas on 65 rai in Pakrong Cheep (Thalang), 3 minutes from Thanyapura sports complex and UWC school, ~15 minutes from the airport and Nai Yang, Layan and Bang Tao beaches. Zone A of 37 villas is now selling. Four types: 2A (2 bedrooms, 324 sqm on plots from 426 sqm), 3A-1 and 3A-2 (3 bedrooms, 353–362 sqm) and 4A (4 bedrooms, 448 sqm on plots from 641 sqm). Every villa has a private 4×10 m pool, 6 m ceilings, 3 m glass walls, cedar roofing and teak-and-travertine finishes. The estate offers a clubhouse with gym, central park, estate office and 24/7 security. Prices: 2BR from THB 24.5M, 3BR from THB 28M, 4BR from THB 34.6M. Construction-linked payments (2% + 28% + 15%×4 + 10%), freehold or 30×3 leasehold. Construction is underway: the entrance and perimeter walls are built and several Zone A plots are already sold.
