The north-west: the “golden triangle”

Cherngtalay is the heart of the island’s most sought-after cluster: minutes from Bang Tao beach, the Boat Avenue dining district, international schools and golf. The highest concentration of new condos and premium villas, and the best resale liquidity.

Bang Tao is a 6 km beach and the main resort area: Laguna, beach clubs, malls. One of the strongest areas for rental income. Layan is the quiet, premium northern end of Bang Tao: a secluded beach and high-end villas. Laguna is a gated resort with Banyan Tree/Angsana branded residences and a ready rental programme — hassle-free investment.

The south: more affordable, with character

Rawai is the island’s south, with local character, seafood, a marina and a large expat community. Nai Harn beach is nearby, and prices are typically more accessible than the north-west — a good entry point and a place to live in a community.

The south suits those who value the “real Phuket” feel and a softer budget, and don’t mind being a bit further from the airport.

The airport north: quiet and close to flights

Nai Yang is a national-park beach and the closest area to the airport (about 10 minutes): a relaxed feel, casuarina groves, accessible seaside prices. Naithon is a calm north-west beach 10–15 minutes from the airport: nature, low crowds and sea-view condos.

These areas are great for a quiet base, easy logistics for frequent flyers, and letting out sea-view units.

The west: premium with sea views

Kamala is a west-coast area with the “Millionaire’s Mile”, a quiet family beach and Café del Mar. A mix of premium sea-view villas and a calm atmosphere — for families and buyers of upper-segment view property.
