The essentials, briefly
What is an assignment and when is it possible?
An assignment is the sale of your rights and obligations under a developer contract before the property is handed over. It's usually possible once a certain share of the contract has been paid, and with the developer's consent. Most Phuket developers have a well-established procedure: the developer charges a fixed assignment fee and re-registers the contract to the new buyer. We know the terms of specific developers and will check your case.
What taxes and fees apply when selling?
With an assignment before handover there is no transfer fee — only the developer's assignment fee (the amount depends on the developer). When selling a completed property: a 2% transfer fee (usually split between the parties by agreement), and if owned for less than 5 years — Specific Business Tax of 3.3% plus withholding income tax. We'll prepare an exact calculation for your property before publication, so you know your net proceeds.
How much does listing cost, and what's the commission?
Listing and review are free. The commission is agreed individually before publication and is paid only on a closed deal. There are no charges for "promotion" or "boosting to the top".
What documents will I need?
For an assignment — the developer contract (SPA), payment confirmations and your passport. For a completed property — the chanote or leasehold agreement and your passport. We need the documents to verify the listing before publication — they are never passed to buyers without your consent.
Can I sell remotely, without flying to Phuket?
Yes. In most cases an assignment is completed remotely — signing via DocuSign or by courier. For a completed property, a power of attorney can be used to register the title transfer at the Land Office. Settlement is by bank transfer, via escrow if needed.
What if my price is above the market?
We'll compare it with the developer's current price list and similar units and show you the honest picture. We won't publish a price that clearly won't sell — it wastes your time and erodes buyers' trust in the section. The pricing decision is always yours.
