Botanica Luxury Villas is a Phuket developer that started in 2004 with the first phase of the estate that carries its name and grew into the most visible player in the island’s villa segment. The company calls itself a local developer: it lives and builds here rather than dropping in for a project or two.
By the developer’s own figures, more than 32 projects had been completed and sold out by 2026, the total area developed on Phuket is around 1.6 million m², and the stated portfolio value exceeds 51 billion baht. There are projects beyond the island too — estates in Hua Hin and Krabi.
Market share deserves its own line. Colliers Thailand research as of May 2024 put Phuket’s villa supply at 3,419 units, of which roughly 1,400 were Botanica projects — the largest share among the island’s villa developers.

What they build
Botanica builds private pool villas, from compact two-bedroom homes to five-bedroom residences with a home theatre and a maid’s room. The developer lists more than nine architectural styles, from Tropical Balinese to Modern Zen and Grand Modern Luxury, and within a single estate those styles often sit side by side.
Villas are handed over with the pool, air conditioning, built-in wardrobes, kitchen and landscaping; furniture is an optional separate package. The flagship Grand Avenue estate is split into zones, each with its own character: Grand Forest, Tropical Balinese, Grand Signature, Modern Elegance and Prestige.
Facilities are shared across several estates: The Iconic clubhouse, The Grove lifestyle centre, an art museum and the Botanica Privilege Club with partner discounts around the island.
Buying terms
Ownership works the way it does with most Thai villa developers: freehold land is available to Thai buyers and Thai companies, while a foreign buyer takes the land on a renewable 30-year lease and can hold the building itself.
The payment schedule is the same across the whole range and depends only on whether the villa is finished. For a finished villa: 2% reservation, 48% on signing within 30 days and 50% on transfer. For one under construction, seven payments tied to construction milestones — from foundation posts to built-in furniture.
The service fee is ฿35 per m² per month: ฿20 covers the estate (24-hour security, waste collection, lighting, landscaping) and ฿15 the villa itself, with the garden tended three times a week and the pool cleaned twice. The one-off sinking fund is ฿100,000. The transfer fee is split 50/50 with the developer.
