Our catalogue holds 136 projects under construction. Prices start at ฿2.5M and reach ฿280M, with a median of ฿20M; per square metre the middle of the market sits around ฿120 000. The spread is wide, so work from a concrete band rather than an island-wide average: under ฿10M — 43, ฿10–30M — 48, ฿30–100M — 34, above ฿100M — 8.

Geography: most projects are in Bang Tao, Layan and Laguna — 54 of them, followed by Manik, Pasak and Blue Tree with 23. In total we cover 12 districts. 48 are within a kilometre of the sea — close enough to walk to the beach, rather than the brochure’s "10 minutes by car".

All 136 projects here are still under construction. That means a lower entry price than completed stock, instalments spread across the build, and the pick of floors and views before the block sells out. The trade-off is paying before you can walk the property: so for every project we show site photo reports and check who the developer is and what they have already delivered.

Prices and unit availability change weekly, and developer price lists are not public. We keep them current for every project and send the live version together with layouts, instalment terms and an honest read on the downsides. The developer pays our commission, so the service costs you nothing and the price matches the sales office exactly.
